In-Person Site Walk

We walk the property and confirm lot size, surface type and condition, contamination levels, water sources, drainage patterns, electrical fixture positions, lift access requirements, and any access constraints. No commercial job is quoted without this step.

Work Order, Pre-Work Guidelines, and Scheduling

You receive a formal work order with an approval link and a comprehensive pre-work guideline document. That document covers what to expect from us, anything we need from you such as tenant notification, overnight parking restrictions, and gate access, and all payment options. No deposit is required to book. We agree on the service window from there, typically a night or weekend slot when the lot is empty. For apartment complexes and multi-tenant properties, a multi-family pre-work guideline goes to the property manager for tenant distribution.

On-Site Setup

The night of the service, cones and caution tape close the work area or stage sections, with flaggers or rope barriers for any active traffic. Every exterior electrical outlet, lighting fixture, junction box, and access control panel in the work zone gets taped and covered before any chemical hits the surface.

Pre-Treatment

The surface is pre-treated with our soft wash mix in standard areas and a degreaser substitution in oil and grease-heavy zones. Dwell time is built in so the chemistry breaks down buildup at the source for a deeper, longer-lasting clean.

Pressure Wash, Rinse, and Runoff Management

After dwell time, the surface is pressure washed section by section and rinsed to drainage points. Vertical surfaces at the lot perimeter get the dedicated soft wash system.
