LA SOFT WASH
Expert Post-Construction Cleaning
for New Builds in Baton Rouge
A new build in the Baton Rouge area almost never finishes clean. Months of construction in Louisiana’s humidity leave overspray on glass, adhesive residue around window frames, drywall dust on stucco and brick, cement splatter on approach concrete, and a film of atmospheric grime on every facade. A high-pressure shortcut on a new building only makes it worse by breaching caulk lines still curing.
We handle the exterior final clean before handover, certificate of occupancy, or grand opening. Our scope covers glass, facade, roof, concrete, and site paving on commercial new construction, custom homes, retail pads, medical buildings, and apartment complexes. Daytime scheduling is the norm because the building isn’t yet open, which makes coordination with your CO deadline easier than the after-hours work that governs most commercial cleaning.
Call LA Softwash at 225-337-7771 to schedule a site walk. Every commercial job is quoted in person, not from online measurements.
Types of Surfaces We Handle
Post-construction glass is the most labor-intensive part of an exterior final clean, and the configuration on your building changes how the work runs. Across the new builds in this market, we handle:

Double-Hung and Fixed-Pane Windows
The most common configuration on commercial buildings, custom homes, and apartment complexes. Standard scope for our water-fed pure water pole.

Storefront Glass and Curtain Wall Systems
Common on retail centers, medical office buildings, and mixed-use developments up to four or five stories. Reachable with the 50-foot water-fed pole or a rented lift where needed.

Glass with Protective Film and Adhesive Backing
Film and residue the glazing crew didn’t fully remove. We use blade and solvent treatment before a final water-fed rinse.

Glass with Paint, Caulk, or Sealant Overspray
Common when exterior work happens after the windows are installed. Blade or steel wool removal first, then a final clean.

Severely Contaminated Panes Requiring Full Renewal
When standard cleaning isn’t enough, we polish each pane individually to remove etching, mineral deposits, and bonded contamination cleaning can’t reach.

Interior Glass After Drywall, Paint, and Millwork
Hand-cleaned with scrubber and squeegee, with tracks wiped clean.

Screens
Removed and cleaned separately with the water-fed pole on request.
The one thing we don’t offer is high-rise window cleaning. The practical ceiling is buildings up to roughly four or five stories, which covers most new commercial construction in the Baton Rouge area.

Why General Contractors and Developers
Choose Us

Full Pane-by-Pane Glass Renewal Capability
When standard cleaning, blade work, and steel wool aren’t enough, we polish each pane individually. On a four-story building, that took the job from a $3,000 clean to a $30,000 renewal so the glass actually met spec.

Dedicated Commercial-Grade Soft Wash System
Not a pressure washer turned down. High pressure on a new build breaches fresh caulk lines and damages curing coatings. Our system delivers chemical at low pressure.

Every Glass Scenario Handled In-House
Water-fed pole, blade and solvent, steel wool, squeegee, and full pane renewal under one roof. No subcontracting and no scope handoffs.

45-Day Plant Regrowth Guarantee
If a plant in the runoff path doesn’t show new regrowth within 45 days, we replace it, no questions asked. In six years, that’s been two rose bushes.

Six Years, Zero Unhappy Customers
In six years of business in Baton Rouge, no customer has ever demanded a refund or told us the work fell short.

Insurance and Documentation on Every Job
Our insurance is automatically copied onto every signed work order, and a Certificate of Insurance is available on request for vendor onboarding.

Inside a Post-Construction Clean
From Start to Finish

Inquiry and In-Person Site Walk
You call or message us with the project, and we come out to walk the building. We check the glass condition pane by pane, identify the facade surface types, confirm lift access if the building exceeds the pole’s reach, and measure the concrete scope. The site walk is where the actual price gets built and where we figure out whether the glass is a standard clean or something heavier.

Work Order and Pre-Work Guidelines
Once scope and pricing are agreed, we send a formal work order with an approval link, with our insurance automatically copied onto the signed work order. No deposit is required. Alongside the work order, you receive our pre-work guidelines covering what to expect, what we need from the site, and forms of payment. The night before the appointment you get a text reminder.

Site Setup and Protection
On the day of the clean, we set up the work zone with cones, flagging, or caution-tape rope-off where active site traffic warrants it. All exterior electrical outlets, fixtures, junction boxes, and the joints of metal frame doors get taped and covered. Landscaping and new plantings are watered before any chemical touches the building.

Glass Cleaning, Pane by Pane
We start with a glass assessment on the building. Standard panes get the water-fed pure water pole. Panes with adhesive residue, sticker backing, paint overspray, or sealant residue get blade and solvent work first, then a water-fed final rinse. Heavily bonded buildup gets steel wool. Interior glass is cleaned by hand once the exterior is done, including tracks.

Facade, Roof, and Site Surfaces
Facade soft washing comes next, using the dedicated low-pressure system across vinyl, hardie board, stucco, and brick. Aluminum trim and coatings with oxidation get a dedicated oxidation removal chemical and a rinse. If the roof is in scope, the soft wash pump runs at 150 to 200 PSI at the pump, coming out the gun at essentially no pressure on the roofing material. Concrete and site paving get pre-treated, pressure washed, and rinsed, with pours under three years old soft washed only.

Final Rinse, Photos, and Handover
Landscaping is watered again during and after the work. We take completion photos across every surface and send them to you for your project file, CO inspection records, and client walkthrough evidence. Payment is collected on completion.

LA SOFT WASH
Pricing for Post-Construction Jobs
Post-construction cleaning runs on a time-and-condition basis, not a flat package, because the scope swings with how contaminated the building actually is. On the same four-story commercial building, glass work alone can range from a $3,000 standard clean to a $30,000 full pane renewal depending on what’s bonded to the glass. We confirm scope during the in-person site walk before any number gets locked in.
Window and glass work runs $2 to $30 per pane, assessed pane by pane on condition. Post-construction glass typically trends toward the higher end because adhesive residue, sticker backing, overspray, and bonded buildup require blade work, solvent, or steel wool before a clean rinse. Full pane-by-pane renewal is priced above the standard range and quoted as its own engagement.
Concrete and site paving runs $0.10 to $0.18 per square foot, with the price point inside that range driven by a few real factors:
- Surface size and accessibility
- Severity of buildup including cement splatter, tire marks, and material spills
- Whether the concrete is under three years old and requires soft wash only
- Whether additional passes are needed for embedded contamination
Building facade soft washing and all-in project pricing are quoted in person after the site walk. We issue a formal work order, do not take a deposit, and collect payment on completion.

Guarantees, Insurance, and What Happens
If Something Goes Wrong
The four-story building escalation is the lived version of our standard: when the initial scope didn’t meet what the building needed, we did the work the building actually required.
A few specifics on how we stand behind the work:
- If a plant in the runoff path doesn’t show new regrowth within 45 days, we replace it, no questions asked. In six years, that’s been two rose bushes.
- Roof cleaning warranty. If the job includes the roof, that roof cleaning carries a three-year warranty. It applies to the roof component, not the project as a whole.
- Our insurance is automatically copied onto every signed work order, and a Certificate of Insurance is available on request for vendor onboarding. For additional-insured listing, give us a call and we’ll coordinate it directly.
- No deposit. Work is locked in with the formal work order, and payment is collected on completion.

What Our Commercial Clients Say

Frequently Asked Questions
How much does post-construction cleaning cost in Baton Rouge?
Pricing depends on the scope of work, contamination level, access requirements, and the surfaces involved. Window and glass work runs $2 to $30 per pane depending on contamination level, and concrete and site paving runs $0.10 to $0.18 per square foot. Building facade soft washing and all-in project pricing are quoted after an in-person site walk.
What is included in an exterior post-construction clean?
Exterior and interior glass cleaning, including blade and steel wool treatment for overspray and adhesive residue. Building facade soft washing on vinyl, hardie board, stucco, and brick. Oxidation removal on metal trim where present. Soft wash roof cleaning if in scope. Concrete and site paving cleaning. Interior cleaning of floors, walls, and fixtures is not included, and construction debris haul-away stays with the contractor.
How tall a building can you clean?
Buildings up to approximately four or five stories. The water-fed pole reaches 50 feet, and lifts are rented for buildings or sections that require working at height. True high-rise window cleaning is the one exclusion on our service list.
Can you work daytime hours on a new construction site?
Yes. New construction is the one category of commercial work where daytime scheduling is standard. Because the building is unoccupied, the crew works normal hours without the after-hours scheduling that governs most other commercial cleaning. That makes coordination with your CO deadline or handover timeline easier.
How is post-construction cleaning priced?
On a time-and-condition basis after an in-person site walk. Window and glass work runs $2 to $30 per pane depending on contamination level, and concrete and site paving runs $0.10 to $0.18 per square foot. Building facade soft washing and all-in project pricing are quoted in person.
Will high-pressure water damage new caulk, sealant, or fresh coatings?
Yes, which is why we don’t use it on new construction. Our dedicated commercial-grade soft wash system delivers chemical at low pressure. That protects fresh caulk lines, unsealed joints, and coatings still curing on a new build.
Can you handle severely contaminated post-construction glass?
Yes. For glass that standard cleaning cannot resolve, including adhesive residue, paint and coating overspray, etching, or bonded contamination, we can escalate to full pane-by-pane glass renewal. A four-story commercial building project was completed as a full $30,000 glass renewal engagement after a standard clean was insufficient for the condition of the panes.
Do you handle interior cleaning?
We clean interior glass as part of the post-construction scope, including tracks. Interior cleaning of floors, walls, fixtures, and other surfaces is not part of the service and stays with your interior cleaning vendor.
Do you provide completion documentation?
Yes. We photograph completed work across every surface and send it to you on finish. You can use it for project files, CO inspection records, and client walkthrough evidence.
