LA SOFT WASH
Keep Your Storefront Looking Clean
Across Baton Rouge

Baton Rouge runs warm and humid almost year-round, and that climate is hard on commercial exteriors. Mold, mildew, and algae take hold on facades faster here than in drier cities, while foot traffic, food spills, and storm-season runoff wear down your entry concrete just as quickly. To the customers walking past your front door, that buildup reads as one thing: a business that’s stopped paying attention.
Storefront cleaning protects the surfaces customers actually see. We clean the facade, the front windows, the entry door, the sidewalk, and the entry concrete so your business looks open, maintained, and worth walking into. About 90% of our commercial work in Baton Rouge is performed at night or on weekends, so you never close, never lose foot traffic, and never deal with a wet sidewalk during business hours.
If you want a clean storefront on a schedule that fits your operation, we’d be glad to walk the property with you and put together a quote. Call LA Softwash at 225-337-7771 to get a free estimate.
Types of Storefront Glass and Surfaces
We Clean
Most commercial storefronts in Baton Rouge are some combination of glass, painted facade, and concrete. We handle each surface with the method that’s right for it.

Storefront Glass and Display Windows
Exterior glass is cleaned with a water-fed pole and purified water, leaving no spots and no chemical residue. The pole reaches up to 50 feet, so most one- and two-story storefronts can be cleaned without a ladder or lift.

Interior Glass and Window Tracks
Interior and exterior cleaning is offered together at a combined rate, with the inside glass done by hand using a scrubber, squeegee, or steel wool for heavier buildup. We also wipe out the inside of the window tracks as part of the interior clean.

Building Facade
Brick, stucco, painted block, EIFS, and metal panel facades are soft washed with our dedicated commercial-grade system at low pressure. The chemistry does the cleaning, which protects caulk seals, paint, and older masonry from damage.

Entry Concrete and Sidewalks
Your entry apron and sidewalk are pre-treated, pressure washed, and rinsed clean, with a degreaser swapped in where grease or oil is present. New concrete under three years old is soft washed only to protect the still-curing surface.

Post-Construction Storefronts
For new builds, remodels, and tenant turnovers, we handle the full pre-opening clean. That covers adhesive film on glass, construction dust on the facade, overspray, and entry concrete prep before opening day.

Why Baton Rouge Businesses Choose Us
Commercial work has more moving parts than residential, and we run the service like it. Every job is documented, scheduled around your operation, and protected against the things that go wrong when commercial cleaning is rushed.

Built for Commercial Surfaces
We run a dedicated commercial-grade soft wash system and a pure-water fed-pole rig. The right tool on the right surface protects facades, caulk seals, and glass from the damage a repurposed pressure washer can cause.

After-Hours Scheduling
Most of our commercial cleaning runs at night or on weekends, planned around when your storefront is actually closed. That means no disruption, no overspray on cars, and no wet sidewalks during peak hours.
45-Day Plant Regrowth Guarantee
If a plant in the runoff path doesn’t show new regrowth within 45 days, we replace it, no questions asked. In six years, that’s been two rose bushes.

Documented Work From Quote to Completion
You get a formal work order with an approval link, pre-work guidelines that cover what to expect, and completion photos sent directly to you when the job wraps. The paper trail is there from the start.

Insurance and Documentation on Every Job
Our insurance is automatically copied onto every signed work order, and a Certificate of Insurance is available on request for vendor onboarding.

Six Years, Zero Unhappy Customers
In six years of business in Baton Rouge, no customer has ever demanded a refund or told us the work fell short.

From Site Walk to Spotless Storefront
Our Process
Every storefront clean follows the same three-phase rhythm: prepare the property, do the work, document and confirm.

Site Walk, Work Order, and Pre-Work Guidelines
Before the quote is finalized, we walk your storefront in person to confirm the surfaces, water access, electrical locations, traffic considerations, and any lift requirements. Once the quote is approved, you get a formal work order with an approval link, plus pre-work guidelines covering what to expect, what to prep on your end, and how payment works.

Night-Before Reminder and Scheduling
We text a reminder the night before the service so there are no surprises on either side. Most jobs are scheduled for after hours or weekends. Post-construction cleans on properties that aren’t yet open are typically scheduled during the day.

Property Prep and Safety Setup
On arrival, we tape and cover every exterior electrical outlet, fixture, ceiling fan, and light unit. Metal door frames, common on most commercial storefronts, have their joints taped to keep water from intruding. Cones are deployed where needed, and if pedestrian traffic is heavy, a team member is assigned to flag and direct people around the work area. Larger perimeters get rope barriers.

Facade Soft Wash
The facade is cleaned with our dedicated commercial-grade soft wash system at low pressure, with the chemistry doing the work instead of the pressure. Standard mix is bleach and soap, with degreaser swapped in for soap where oil or grease is present. The solution is allowed to dwell long enough to break down biological growth at the surface level, then rinsed clean.

Storefront Glass and Interior Cleaning
Exterior glass is cleaned with the water-fed pole using purified water for a spot-free finish. When interior cleaning is part of the scope, one of us works the exterior with the pole while the other handles the inside by hand. We use a scrubber and squeegee for routine glass, steel wool for heavier buildup, and wipe out the tracks at the same time.

Entry Concrete and Sidewalk
Concrete is pre-treated with soft wash solution, pressure washed, and rinsed. New concrete under three years old skips the pressure washing step and is soft washed only. Where oil or grease has soaked into the entry concrete, we work it with degreaser as part of the cleaning process.

Landscaping Protection and Runoff Management
Plants and shrubs around the work area are watered throughout the service to keep any chemical contact diluted. If your property requires runoff containment, we bring rented water reclamation equipment and collect the rinse water on-site.

Completion Photos and Final Walkthrough
When the work is done, we take completion photos and send them directly to you. That way you have proof of the work even when the job ran after hours and you weren’t on site. Payment is collected on completion, and if you’d like to set up a recurring schedule, we talk through what makes sense for your property.

LA SOFT WASH
What Storefront Cleaning Costs in Baton Rouge
Storefront work is priced job by job because no two commercial properties are alike. A two-pane glass entry on a small office isn’t priced the same as a 30-foot run of glass on a restaurant facade. Final pricing comes down to a handful of factors: building size, glass volume, surface condition, accessibility, presence of grease or oil at the entry, and how often you want us back. That’s why every commercial quote starts with an in-person site visit instead of a guess off a satellite image.
For the individual scope components that make up a typical storefront clean, the pricing we can give you up front looks like this:
- Storefront window cleaning runs $2 to $30 per pane, priced based on the time the job actually takes. Routine maintenance glass lands toward the lower end of that range. Post-construction cleans, heavy sticker and adhesive residue, dirty tracks, or restoration work lands toward the higher end.
- Entry concrete and sidewalk cleaning runs $0.10 to $0.18 per square foot. A typical entry concrete job takes 30 minutes to an hour from setup to rinse.
- Facade soft washing is priced per project based on the site walk. Building size, surface type, height, and access geometry all change the number.
Recurring maintenance contracts come with a frequency-based discount. The more often we service your storefront, the better your rate.

What Our Commercial Clients Are Saying

Frequently Asked Questions
Will you clean our storefront while we're open for business?
In most cases, no. We schedule the bulk of our commercial work for nights and weekends so your storefront stays operational. The exception is post-construction cleans on properties that aren’t yet open, which are typically scheduled during the day.
How long does a storefront cleaning take?
Most storefront cleans are completed in a single after-hours visit. A typical entry concrete clean runs 30 minutes to an hour. A standard window cleaning job runs one to three hours. Combined storefront packages that include facade, glass, and concrete are scoped during the site walk.
Do you bring your own water, or do you use ours?
We bring some water on site but rely primarily on your property’s water supply. Water access is one of the items we confirm during the in-person site walk before the quote is finalized.
Can you clean the interior glass too?
Yes. Interior and exterior window cleaning are offered together at a combined rate. Interior glass is cleaned by hand with a scrubber and squeegee, steel wool when there’s heavier buildup, and we wipe out the inside of the window tracks at the same time.
How do you handle chemical runoff near our customers' cars and our landscaping?
Storefront glass is cleaned with a pure-water fed-pole system, so the only runoff is plain water. For facade and concrete work, all landscaping is watered before, during, and after the service to dilute any chemical contact, and our 45-day plant replacement policy applies. For properties that require zero runoff to storm drains, we can rent and deploy water reclamation equipment on site.
Do you offer post-construction storefront cleaning for new buildouts?
Yes. We handle full post-construction cleaning for new and remodeled storefronts, including adhesive film and label residue removal from glass, construction dust on facades and windows, and entry concrete cleaning before opening day.
Can you remove oil and grease stains from the entry concrete?
We treat oil and grease with a commercial degreaser as part of the cleaning process and lift as much of the stain as the concrete will release. Results depend on how deeply the stain has set, so we’ll always walk you through what to realistically expect before the work starts.
Do you offer ongoing maintenance contracts for our storefront?
Yes, and this is one of the most common things we set up after the initial clean. Frequency is your call, typically every one to three months for high-visibility businesses, and we negotiate a discount based on how often you want us. The more frequent the schedule, the better your rate.
Do you clean high-rise commercial buildings?
Our service is built for storefronts and low-rise commercial properties. Our water-fed pole reaches up to 50 feet, and we use lifts where building geometry allows, which covers most one- to four-story buildings in the area. For glass above the four to five story range, you’ll want a high-rise specialist.
